Is Building Regulations Approval Necessary For A Porch Installation?

Thinking of giving the outside of your house a bit of facelift to make it look more attractive to outside eyes? You could do worse than have a porch integrated into your entrance.

Grand Entrance Porch

We can design a UPVC or aluminium porch that is stylistically similar to the traditional character of the building and promises to gain a positive reaction from everyone.

You will also find it invaluable as a storage space, great for depositing shoes before you cross your main threshold and storing things like coats and jackets.

Be advised though that in order to have a porch fitted, it may require planning permission. This won’t be the case if it is classed as a Permitted Development.

You have Permitted Development Rights when it meets these guidelines:

  • the ground floor area (measured externally) would not exceed three square metres.
  • no part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension).
  • no part of the porch would be within two metres of any boundary of the dwellinghouse and the highway.

If you buy a porch from Orion Windows, which doesn’t fall under permitted development rights, we will happily get in touch with your local authority to find out whether planning permission is necessary. When told “yes”, we can also help out with the paperwork involved in making a planning permission application.

There’s also the possibility it will need building regulations approval, but you won’t need to be considered about that if the porch satisfies this criteria:

  • the front entrance door between the existing house and the new porch must remain in place
  • if the house has ramped or level access for disabled people, the porch must not adversely affect access.

Getting a UPVC or aluminium porch installed will be a completely painless process when it is organised through Orion Windows. Let us smarten up your home with one here.
