Building a home extension doesn’t need to be a complicated process. It’s something we’ve been doing for years, so we’re well placed to advise you of how you can fashion a home extension that you’ll be proud of. You will not have to apply for planning permission if you have Permitted Development Rights. For this to be the case, the following limits and conditions must be met:
- The ground area covered by the extension and any other buildings within the boundary of the property, excluding the original house, is not more than half the total area of the property.
- Any part of the extension is not higher than the highest part of the roof of the existing house.
- The eaves of the extension are not higher than the eaves of the existing house.
- Any part of the extension does not extend beyond any wall facing a road if it forms the principal or side elevation of the original house.
- The eaves are no more than 3 metres in height if any part of the extension is within 2 metres of the property boundary.
- The materials used in exterior work, except in the case of a conservatory, are of similar appearance to the existing house.
- An upper floor window on a side elevation within 15 metres of a boundary with another house is obscure glazed; and is non – opening unless the parts which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
- A side extension does not exceed 4 metres in height or be wider than half the width of the original house.
- In a single storey extension
- the extension does not extend beyond the rear wall of the original house by more than 4 metres for a detached house or 3 metres for any other type of house;
- the height of the extension does not exceed 4 metres;
- no part of the extension is within 3.5 metres of any property boundary with a road opposite the rear wall of the house.
- In an extension with more than one storey
- the extension does not extend beyond the rear wall of the original house by more than 3 metres;
- no part of the extension is within 7 metres of the property boundary opposite the rear wall of the house;
- the roof pitch of the enlargement is as far as practicable the same as that of the original house.
- If you live in a house within a conservation area, World Heritage Site, area of outstanding natural beauty or National Park-
- no part of the exterior of the house is clad with stone, artificial stone, pebbledash, render, timber, plastic or tiles;
- the extension is not more than 1 storey or 4 metres in height;
- no part of the extension extends beyond a principal or side elevation of the original house.

You need a well-matched brick...
For your new home extension to suit your existing surroundings, it needs the right style of brick. Orion has a good working relationship with most local brick merchants, so we should be able to source a brick that’s virtually identical to the bricks incorporated into your house. It’s important to know that there will be weathering differences between new bricks and existing bricks. If we have any problems finding a suitable brick, we can always tint the brickwork, but this will come with a further charge.

The role of the windows is massive...
Prepare to be taken aback by the huge selection of window styles we have to offer you. It’s for that reason that it may take you some time to decide what window style will fit in best. You also need to consider how you want the windows to function as you’re likely to want to open them now and again. Our window styles consist of the following:
Casement Windows – No window style is as simple and stylish as a casement window, nor can any other window style suit so many different kinds of property. We can adapt the casement design into a tilt & turn style, should you wish us to, to make window cleaning easy.
Bay Windows – A bay window will give your home extension so much character, and the added depth it brings will make the space feel even more spacious than it already is.
Vertical Sliding Windows – We’ve purposely not fiddled too much with the traditional vertical sliding window. Our only adjustment has been to craft it from a UPVC or aluminium frame.
Envisage Flush Windows – The ‘Envisage’ range is our own modern interpretation of a traditional timber flush casement window. It’s a particularly good choice of window for Heritage properties and rustic new-builds.
Once you’ve made a decision on an appropriate window style, you then need to pick the right sort of frame, colour and hardware. When you get the right mix, your windows will really make the extension stand out.
